US Lumber Prices Slide to a Twelve-Month Low as 7% Mortgage Rates Weigh on Housing Demand, Finds Epignosis Insights

Epignosis Insights, a market research and brand intelligence consultancy, today released the Week 41 edition of its U.S. Lumber Price Tracker. The report covers trading from October 5 to 9, 2026 and finds that US softwood lumber prices have extended their autumn decline to a twelve-month low.

The CME front-month lumber contract settled at $518.50 per thousand board feet (mbf) on October 8. That is roughly 1.5% below the prior week's close and about 15% lower than a year earlier. Prices have now fallen close to 22% from the July 2026 peak of $664/mbf.

The tracker attributes the decline to weak housing demand rather than excess supply. Mortgage rates above 7%, softer homebuilder sentiment and the seasonal fourth-quarter lull in framing activity are holding prices down, even as duties on Canadian imports and lean mill operations keep a floor under costs.

Key Findings from the Week 41 Tracker

Futures extend a steady, low-volume decline

The contract closed the previous week at $526.50/mbf on October 2, its lowest close since mid-November 2025. Trading this week was two-way but thin, moving between $518.00 and $525.00 before settling at $518.50 on Thursday.

Epignosis Insights notes that average daily turnover in the prior week was well below its 12-week baseline. In the firm's reading, this points to buyers standing aside rather than sellers capitulating.

Cash market holds up better than futures

The physical framing lumber index stood at $506.76/mbf on September 25, still 4.5% higher than a year earlier, while futures were more than 10% lower. The futures premium over cash has since narrowed sharply. Epignosis Insights expects this gap to close through either a catch-down in cash prices or a stabilisation in futures.

"Lumber is being priced off the mortgage market right now, not the sawmill," said Abhijith Nair, Senior Research Manager at Epignosis Insights. "Supply is disciplined and duties are keeping Canadian costs high, but neither can create demand while borrowing costs sit above 7%."

Demand Drivers: Rates, Starts and Builder Sentiment

Mortgage rates cross 7%

The average 30-year fixed mortgage rate reached 7.28% on October 1, up from 6.43% in early July and 6.34% a year ago. Mortgage applications have now declined for five consecutive weeks to their lowest level since January 2025.

Housing starts soften unevenly

Total US housing starts ran at an annualised 1.275 million units in August, down 2.6% from July. Single-family starts, the most lumber-intensive segment, rose

7.6% to 918,000, but building permits fell 2.7%, signalling further moderation ahead.

Builder confidence at a one-year low

The NAHB/Wells Fargo Housing Market Index fell three points to 32 in September, its weakest reading in a year. Epignosis Insights' assessment is that single-family starts near 900,000 units can absorb current mill output but cannot support a price rally while rates hold above 7%.

Supply and Trade Policy: The Cost Floor Under Review

Producers running lean

North American mills continue to operate with limited margin after a wave of 2025 sawmill closures. Capacity is shifting toward the US South, where new and modernised mills are ramping up. Epignosis Insights also highlights the growing role of offshore exports as an outlet that could soften future seasonal troughs.

A ten-point duty change is pending

Most Canadian softwood lumber currently faces a combined duty of about 45%, made up of anti-dumping and countervailing cash deposits plus a 10% Section 232 tariff. The US Department of Commerce's preliminary seventh administrative review (AR7) set a combined anti-dumping and countervailing rate of 24.83%, roughly ten points below current deposits. Final results are expected this month.

Epignosis Insights expects a lower final rate to be mildly bearish for US prices in the near term, as it reduces part of the cost floor for Canadian spruce-pine-fir.

Cross-border retaliation widens

Canada's counter-tariffs, in force since September 8, apply a 25% surtax to US-origin softwood lumber and 50% to plywood and laminated veneer lumber. The tracker finds limited direct impact on US lumber prices but flags a margin risk for US panel producers selling into Canada.

Outlook: Q4 2026 Price Scenarios

Epignosis Insights' base case places front-month futures between $500 and $545/mbf through the rest of Q4 2026. It assumes mortgage rates hold between 7.0% and 7.3% and the AR7 final lands close to preliminary levels.

Scenario Indicative range (US$/mbf) Key conditions
Bull 545–590 Rates fall below 7%; early Q1 restocking or a new supply shock
Base 500–545 Rates hold at 7.0–7.3%; AR7 final near preliminary
Bear 470–500     Rates near 7.5%; September starts below 1.25 million

The firm identifies three near-term catalysts: the final AR7 duty determination, weekly mortgage rate releases each Thursday, and the September housing starts report due on October 20.
